In the larger of the two deals, Luna Lounge has inked a $2.6-million lease for retail space in the Julian Building, which stands at 639 J St. The tenant, which is leasing the space from Julian Building LLC, will open a restaurant specializing in Pan-Asian dishes in its 6,200-sf space. Luna Lounge plans to move into its new location at the corner of Seventh Avenue & K Street in November of this year.
Separately, Cohn Restaurants has acquired a 1,808-sf retail condominium in the Little Italy neighborhood of Downtown. It plans to establish its eighth restaurant in the space, which it has purchased from Bella Villa Associates for $900,000.
In both transactions, Bill Shrader of Burnham Real Estate Oncor International acted on behalf of all parties. However, the Luna Lounge deal also involved the services of Burnham Real Estate's Corinna Gattasso, who represented both the lessee and lessor along with Shrader.
