Wisenbaker Builder Services of Houston signed a short-term renewal for 8,550 sf at 2901 W. Sam Houston Parkway in the northwest corridor. Barrett Gibson and John Ferruzzo with the Houston office of NAI Partners Commercial represented Wisenbaker in the negotiations.

Ferruzzo tells GlobeSt.com that Wisenbaker was one of the 95,000-sf building's first tenants in May 2000. The appeal, he says, is the class A design, asking rate of $1 per sf and showroom space. Building owner, Westbelt Park LP of Houston, was represented by Jon Spears with National Realty Group in Houston.

In the southwest sector, the Vietnam Post, a privately operated newspaper, took a four-year lease for 5,192 sf in Beltway Service Center at 10515 Harwin Dr. Walter Menuet with Vantage Cos.' Houston division represented the building owner, Vantage Houston Inc. an agent for a Hawaiian partnership.

According to Menuet, the newspaper's executives selected the production location because of its proximity to the office at nearby Bissonnet St. The direct deal sets up shop in a 76,920-sf building with 14,781 sf empty, but possibly not for long since Menuet is negotiating with a prospect. The property's quoted rate is 55 cents per sf gross.
