Area brokers and construction industry sources tell GlobeSt.com the project will be at least a $100-million undertaking. BellSouth Telecommunications, Liberty Development Corp. and Carter & Associates all abandoned plans for various commercial projects in the same general area over the past two years.

Brokers tell GlobeSt.com the 101 acres located around a four-acre lake are among the most valuable underdeveloped tracts remaining in Gwinnett County. The property is at Meadow Church Road and Duluth Highway, south of the county arena and the Sugarloaf Country Club. BellSouth previously had planned to build a corporate campus in the same general area.

Last year, Liberty and Carter retreated from a proposal to build 350 condos and apartments after neighbors successfully fought the venture. In 2000, Carter had planned to build eight office structures totaling 1.2 million sf on land owned by BellSouth but later decided against starting the $210-million enterprise, brokers familiar with the project tell GlobeSt.com.
