Paradigm Properties' Urban Facilities Group arranged the loan and negotiated the purchase of the site which is in the Pope's Hill neighborhood of Dorchester. The site consists of an approximately 63,000-sf brick building built around 1910. The Charter School plans to renovate and reconfigure the interior approximately 41,000 sf in the existing building and construct a new 20,000 sf classroom wing.

Robert H. Baldwin, head of the Urban Facilities Group and senior vice president of Paradigm Properties, notes that this project is a major step forward for the school as it enables it to double its enrollment and stabilize its future in Dorchester. Baldwin arranged the purchase, financing and required permitting for the property on behalf of the Charter School. He will also serve as project manager for the redevelopment and renovation, which is scheduled to start this summer and be completed within a year.

Fleet, Boston Private Bank and American Charter School Financial Corp. provided financing for the project. The financial structure includes a tax-exempt bond and a qualified zone academy bond issued by MassDevelopment, two conventional loans, a stand-by guaranty, and equity raised through fundraising.
