Chuck Goldstein of CRESA Partners-Houston represented Cohen, Gorman & Putnam in negotiating the long-term lease for a now 74%-leased, 264,885-sf building. He says the firm needed to expand and wanted to lock in long-term flexibility for future growth with a strong ownership.

The 23-year-old building has several other law firm tenants, including Adams & Coffey, Holm McCabe and the office of Victor Blaine. Also, Keais Records Services, a record retrieval firm serving the legal industry is housed in the building.

Doug Little with Houston-based PM Realty Group represented the building owner, KBS Realty Advisors of Newport Beach, CA. Space is advertised at $17 per sf for the 19-story building situated between Main and Fannin streets. KBS owns 3.5 million sf of office, retail and industrial space in the Houston area.
