"It's an unusual use," Pete Klees, a senior vice president with Grubb & Ellis Co.'s Phoenix office, tells GlobeSt.com. "You don't see too many people do their own manufacturing of motorcycles."
Located at 2452 W. Birchwood, the class B Broadwood Business Centre was built in 1986 and offers 156,000 sf to industrial tenants. Iron Eagle's new neighbors include Varian Semiconductor, United Refrigeration and Canon USA at the nine-acre site.
Iron Eagle custom builds motorcycles and ships to customers nationally from its Mesa facility. The building doubles as a showroom for prospective buyers, notes Klees, who alonng with Kent Hanson with Grubb & Ellis represented Iron Eagle and the building owner, Calwest Industrial Holdings, in the deal. Rent runs 60 cents per sf. Mesa's industrial vacancies typically peak slightly higher than in Phoenix, totaling about 15% at closing.
