The two-building development was constructed by Trammell Crow Co. for publicly traded AMB Property Corp. The annualized triple-net asking lease rate for the space is about $9 per sf for the warehouse and $0.10 per sf for two aircraft ramp positions. Matt Kayser of Trammell Crow Commercial represented AMB in the lease negotiations, with assistance from Steven Bradford from TCC's Dallas office. The USPS represented itself.

Kayser tells GlobeSt.com that the USPS is expanding from a smaller space on Airport Way in order to consolidate its airfield operations onto the airfield. The move to 7450 Airtrans Way also will put the USPS in close proximity to two major service providers. The USPS will be co-tenanting the building with one of its contract mail handlers Matheson Flight Extenders. As well, the building right next door is the Federal Express air cargo facility. The USPS uses Fed Ex to fly its priority mail in and out of Portland.

The USPS has only utilized the space on a temporary basis during their holiday rush season. After the last rush, however, they continued to use a portion of the space and began negotiating the long-term lease.
