The transaction with Ann Taylor involves a lease term of 15 years and encompasses the entire second floor and a portion of the first floor for the company's data center and back office operations. Cushman & Wakefield officials say that Ann Taylor will relocate its data center from New York City and its operations group from space in New Haven.

Kevin Foley, senior director of C&W, serves as exclusive leasing agent to the property owner, Garden City, NY-based Crown Properties. David Lachtman of Platte, Klarsfeld & Levine LLP represented Crown Properties in the lease negotiations. Ann Taylor, headquartered in New York City, operates 648 stores in 43 states, the District of Columbia and Puerto Rico. Studley Inc. represented Ann Taylor in the deal.

Also signing on at the 94,000-sf property is Centex Home Equity Corp., which signed a lease for 15,120 sf on the first floor of the three-story property. The company will move from 185 Plains Rd. in Milford, due to the expansion of its business, C&W officials say. USI Commercial Real Estate represented Centex in the lease transaction.

Commenting on the deals, which bring the building to the 100% leased plateau, Foley says, "Ann Taylor has accomplished its strategic objective of consolidating two of its operations into one location with room for future growth. In addition, Centex, which is experiencing rapid growth, was able to efficiently and economically satisfy its need for additional space."

In order to make room for the two new tenants, contract-engineering firm Belcan will relocate to 488 Wheelers Farm Rd. The other major tenant is Matrix One, which occupies 28,000 sf of space on the third floor. Crown Corporate Campus is a five-building office park on 47 acres that totals more than 425,000 sf.
