The two facilities are rising on lot 24, which is the last available parcel in the Mission Valley Heights development. Architect Rod Wright of Sillman Wright Architects designed the buildings, which will stand two stories high and feature ceiling heights to accommodate a variety of uses. Design plans also call for the "extensive use of reflective glass, fiber-optics access, flexible floor plates, outdoor eating areas and optional grade level doors," according to an HG Fenton company statement. Company officials note that the facilities "are ideally suited for single users."

Completion of the two buildings, and with it the Mission Valley Heights development, is presently scheduled to occur in fall 2004. Last year, HG Fenton officials had slated build-out of the entire project for the end of 2003, as they were in talks with prospective tenants interested in the last two remaining parcels-–lots 24 and 3. In the summer of last year, HG Fenton secured the San Diego division of Stewart Title of California Inc. for lot 3, with the title insurance provider inking a five-year, $3-million lease for a build-to-suit facility here. Lot 24, it now turns out, will house speculative office/R&D space. Leasing of the two lot 24 buildings will be handled by Dick Balestri and Larry Jackel of CB Richard Ellis.

In regards to the two new facilities, HG Fenton company officials believe "there is emerging demand for speculative development of this size and scale," says Kevin Hill, the firm's vice president/leasing.
