TUALATIN, OR-Velocity Sports Performance will has leased 12,750 sf here for its first Oregon location. The Atlanta-based chain of sports performance training facilities signed a five-year lease at Boones ferry Center, a recently renovated 45,000-sf building on SW Lower Boones Ferry Road near Interstate 5.Ron Dowhaniuk of Staubach Retail Services represented Velocity Sports in the transaction. Bradford Fletcher of Grubb & Ellis represented building owner Robinson Family Investment LLC.The brokers involved declined comment on the lease rate, however; other brokers familiar with the transaction say the lease rate averages about $10 per sf per year, including a tenant improvement package that includes a conference room, a break room and a viewing area for parents.Boones Ferry Center is a service/retail/showroom center with visibility from I-5. The building was renovated by Robinson Family Investment in 2003. About half the building remains available.Velocity Sports Performance was founded in 1999. Its facilities offer training programs designed to improve the athletic ability of all age groups, genders and athletic skill levels. There are about 16 locations open nationwide and another 10 set to open before mid-year.
