Cityline at Tenley occupies a highly visible spot at 4500 Wisconsin Ave. where the well-traveled Wisconsin Avenue meets with River Road. The corner site, once home to Sears and then a Hechinger's home improvement store before being vacated a few years ago, features a 1940s era historic structure that is being incorporated into the new design. Upon completion, Cityline will consist of 205 high-end condominiums occupying 200,000 sf above the existing structure, and nearly 90,000 sf of ground-level retail space to be housed in the redeveloped Sears/Hechinger space. Best Buy, which will occupy 50,000 sf, and the Container Store, which has a lock on about 26,000 sf, have already defined much of the property's retail component. The Metro-centric development also boasts a parking facility with a 320-vehicle capacity. And perhaps one of Cityline's most touted accoutrements are the sweeping city views provided by the property's position on the peak of one of the highest points in Washington, DC.

"We are committed to a development program that meets the objectives of the area residents, is well supported by the neighborhood, and provides a desirable mix of uses for this prominent corner," Roadside's Richard Lake notes. "The renovation and adaptive reuse of one of the most unique retail sites in Washington--an historic property has been extremely well received by the neighborhood." Originally, Cityline had been conceived as a rental apartment community, but developers rethought their plans and decided last October to build the project as a condominium property. Despite an onslaught of new condominium developments and conversions in the District, "we believe there is plenty of wind left in this condo market cycle," Delta Associates exclaims in its First Quarter 2004 Apartment & Condo Report.
