That's the decision by the Cherokee County commission on a zoning request from the developers to rezone 340 acres for 492 single-family residences and townhomes in a still largely rural area 30 miles north of Downtown. Instead, commissioners approved 340 homes for the estimated $50-million venture.

Sapp and Macauley are considering appealing the commission's decision in Cherokee Superior Court, area brokers following the project tell GlobeSt.com.

Sapp and Macauley are well-known metro area developers. Macauley plans to develop Lakes of Holly Springs, a mixed-use Cherokee County project calling for 100,000 sf of retail, office and commercial and 1,250 residences, including 300 townhomes. The county approved that project in March 2003, as GlobeSt.com previously reported.

In Atlanta, Macauley is part of the Phoenix Group, a consortium of developers vying to buy and redevelop the City of Atlanta's 77-year-old, 75% vacant City Hall East complex that has a potential to encompass up to two million sf of commercial and residential space.
