McCall & Almy vice president Julie Gray represented Partners Home Care in the transaction, while Spaulding & Slye Colliers senior vice president Peter W. Richardson represented the sublessor, IBM.

The three-story office building, which was built in 1985, totals 67,800 sf. "Our new office allows us to consolidate the functions of our old offices in Newton and Medford, and provide a more efficient space to manage a growing demand for our services," says Marcia Reissig, RN, president of Partners Home Care.

Richardson points out that the building's proximity to both Route 128 and the Massachusetts Turnpike is what Partners needed for its central office location. Lease rates for this deal were not available but the average asking rent for office space in the area is $22 per sf, although sublease deals tend to command a lower than average rate.
