MIAMI-Eleven companies recently inked about 245,000 sf in new deals and renewals valued at approximately $6.5 million at Beacon Centre, a 2.3-million-sf, class A business park in the city.George I. Pino, Jose I. Juncadella and David Spillers with Codina Realty Services Inc.-Oncor International, represented the owner of Beacon Centre, AMB Property, in all of the deals.The largest new lease signed at the center was Galileo Logistics’ deal for 83,430 sf of industrial space in Building 2. This long-term lease is worth about $2.5 million. The site will serve as the new logistics company’s headquarters, Pino says. Jim Irving of the Irving Group represented Galileo Logistics in the transaction.In other new industrial deals KYE Systems, a computer company, took 20,100 sf in Building 13 in a long-term lease valued at approximately $700,000. The lease represents an approximately 15,000-sf renewal plus a 5,200-sf expansion. Gabriel Menocal of Powerhouse Realty represented KYE Systems. Laboratory Corp. of America leased about 18,700 sf in Building 17 in a long term lease valued at $750,000. Richard Linevsky of Grubb & Ellis represented Laboratory Corp. of America, which is moving these administrative offices from the Doral area. In addition, Progressive Telecommunications leased 7,440 sf in Building 3 in a mid-term deal valued at about $110,000. Tom Gil of Westvest Associates represented Progressive Telecommunications.Several companies also renewed their leases at Beacon Centre. ABX Logistics signed for 28,818 sf of industrial space long term in a deal worth about $1 million; Southern Electronic Distributors inked a 31,252-sf, long-term industrial deal valued at about $656,000; and ASI, a computer company, is taking 21,576 sf of industrial space short term in a lease valued at about $150,000.In addition, another computer firm, Microtel, renewed its 17,865-sf industrial lease short term valued at approximately $130,000; Miller & Solomon, a construction company, renewed its 5,898-sf flex space lease mid term valued at about $180,000; and Segutronics signed a short-term lease for 2,400 sf of flex space in a deal worth about $35,000.Including these deals, Beacon Centre is 92% occupied. “I’ve seen positive activity in the 10,000-sf to 40,000-sf (range), which is encouraging” because last year, the park wasn’t seeing many deals more than 25,000 sf, Pino, a senior associate in commercial sales and leasing for Codina Realty Services, tells GlobeSt.com. “They were few and far between last year.
