John N. Cryer, principal of the architectural firm, tells GlobeSt.com that the majority of the class A space backfills lobby area vacated several years ago by Southwest Bank of Texas and some space in the tunnel. Page Southerland Page has redesigned the space to create an office with a 4,000-sf mezzanine. Cryer says the four-story lobby allows room for the mezzanine addition, which will "add an interest to the building." The office, now under construction, will be ready to occupy in August.

The tenant's broker, David Price with Cresa Partners in Houston, says the firm considered a build-to-suit, but that idea was replaced by availability in a building with a unique design opportunity. He says the deal took more than a year to put together. Page Southerland Page will relocate from Post Oak Tower in the Galleria.

Clark Davis of Houston-based Hines Interests represented the building owner of the class A, 1.3-million-sf office tower, 1100 Louisiana LP. In the CBD, class A space averages $23.05 per sf.
