Located off I-95 in a suburb of Baltimore in Harford County, Enterprise Business Park's first phase involves a nearly 600,000-sf speculative warehouse and distribution center that will be followed by a second and final phase consisting of a one-million-sf facility. "Enterprise Business Park is one of a very few East Coast sites that can deliver one million rail-served sf under a single roof, in addition to a dependable fast-track development process and very attractive state economic development incentives," says Opus East senior director of real estate Geoffrey Lilja.

CB Richard Ellis has been charged with marketing the facility for pre-leasing. The asking price for space at the class A property ranges from $3.75 to $4.25 per sf, CBRE's Bill Pellington tells GlobeSt.com. Pellington and colleague John Wilhide are on board as the exclusive listing agents for Enterprise Business Park. "We have had some interest in the property," Pellington adds. "The Harford County market is really populated with retail support companies who are distributing regionally to their stores. We're marketing locally and regionally and are looking for large distribution tenants, but we won't discriminate.
