The project, called the Villas at Midland Hills, will include a three-story, 32-unit condominium building and six townhomes on a four-acre wooded site. Townhome construction is expected to begin this summer with projected occupancy in late 2004. Condominium construction is anticipated to begin this fall.
The condominiums will range in size from 1,300 sf to more than 2,000 sf with prices beginning at $325,000. The townhomes will each be about 3,500 sf on multiple levels with prices beginning at $500,000. The site is located immediately across the street from the University of Minnesota's golf course.
United Properties' development plan was picked from more than a dozen competing proposals submitted in early 2003 to the Midland Hills board of directors. The Villas at Midland Hills will be architecturally styled to complement the French Tudor-style design of the Country Club's newly constructed 37,000-sf clubhouse, which was opened to members in May 2001.
Originally established in 1919, Midland Hills Country Club is situated on 155 acres. The last major project at Midland Hills, a 37,000-sf clubhouse that cost more than $5 million, contributed to the club's decision to sell the land, according to a long-time member. The club has struggled with paying for the clubhouse, and lost some members when assessments were made to pay for it.
The site is near the University of Minnesota's golf course and its St. Paul and Minneapolis campuses. Tony Kuechle of United Properties is handling sales of the units.
