Collarini Engineering Inc. will relocate from 2500 Tanglewilde St., four miles to the west, to the 93,453-sf Colonnade building at 11111 Richmond Ave., which has been retooled in the past 18 months and is now being re-tenanted. The leasing drive has occupancy resting at 40%, says Ace Schlameus with the Houston office of the Grubb & Ellis Co., tells GlobeSt.com.
Schlameus, the deal's only broker, says Houston's Zenith Real Estate Services Inc. undertook the extensive makeover of the 22-year-old building after the exit of several tenants, including two large engineering firms. Some departures were tied to acquisitions or mergers, he explains.
Schlameus says the location and the renovation attracted Collarini to the class B building. And, he adds, negotiations are underway with several other prospects seeking sizable blocks of space. He expects the building, with a $15.50 per sf quoted rate, will be substantially leased within the next six months.
