Law Firm Pre-Leases Over Half of 140,000-SF Corner Building

WASHINGTON, DC-Staking its claim to over half of the Portrait Building, which is currently under construction, Thelen Reid & Priest LLP has signed on to occupy 75,000 sf at the 140,000-sf property. The national law concern pre-leased the space under an 11-year agreement with building owner G Street LLC. Studley represented the tenant in the transaction, while Trammell Crow, which markets space at the property for $36 to $45 per sf, stood in for the owner. The deal marks a planned relocation for Thelen Reid from its current digs on Pennsylvania Avenue.

Construction of the eight-story Portrait Building is expected to wrap up early next year. Situated at 701 8th St. on a coveted corner parcel near the MCI Center in the city’s East End area, the class A office facility will include ground-level retail space upon its completion. Thelen Reid will make its home on the top three floors, as well as on part of the fifth floor.
