Castro's plans for a $325-million, 750,000-sf condo-hotel-retail development, called Canterbury at Lake Lanier, already have passed its first governmental hurdle, winning approval as a development of regional impact from the Georgia Mountains Regional Development Authority. But Lake Lanier residents in this city of 25,000 households want Gainesville's planning and zoning department and city council to shoot down the enterprise, area brokers following the controversy tell GlobeSt.com.

To assure residents the project will not ruin the rustic nature of the area or drive down values of their nearby properties, Castro had planned to meet with them at a public session last week. However, the residents showed up but Castro did not, brokers tell GlobeSt.com.

A second public session has been scheduled for May 11 when the city's planning and zoning board meets to evaluate the project. The city council, which has the final say on the venture, votes on the developer's annexation and rezoning requests June 1. An Endeco associate partner, American Capital Building and Investment Ltd. of Atlanta and Conyers, GA filed the requests, city staffers confirm for GlobeSt.com.

Tentative blueprints show Canterbury at Lake Lanier would be comprised of two cylindrical-designed towers consisting of a 36-story building and a 34-story structure. About 10,000 sf of retail would also be developed along with 150 condo units, 34 hotel suites and three restaurants. Also planned are a helipad and a robotic parking system.

American Capital and Endeco have options to buy the 10.6 acres for the project near the Thompson Bridge and Old Thompson Bridge roads in Hall County where Gainesville is located, according to the developers' application filed with the city. The project has been in the planning stage for the last two years, area brokers tell GlobeSt.com.
