Energy Firm Inks 16,402-SF Sublease

HOUSTON-Locally based Spark Energy takes a bite out of Columbia Gulf Transmission's 105,000-sf of sublease space at 2603 Augusta Dr. in the Galleria.

HOUSTON-Columbia Gulf Transmission has found a taker for some of its 105,000-sf of sublease space at 2603 Augusta Dr. in the Galleria. Locally based Spark Energy has subleased 16,402 sf in the 20-year-old suburban office building owned by CMD Realty Investment Fund of Chicago. Columbia Gulf Transmission’s master lease accounts for about half of the building. The space became surplus following Columbia’s 2003 merger with NiSource Inc., a large Merrillville, IN-based energy firm. The broker with the sublease marketing assignment, Rich Pancioli of Trammell Crow Co. in Houston tells GlobeSt.com that Columbia has three years left on its lease.Spark Energy is relocating from another subleased location in the Galleria area. The Columbia Gulf Transmission space it is taking includes an energy-trading floor and comes with a phone system, furniture and other office items already in place. Pamela Maxwell of Houston-based JVM Inc. represented Spark in its lease negotiations. Pancioli is marketing Columbia’s space along with Anthony Fritsche, also of Trammell Crow’s Houston office. The annualized asking rate for Columbia’s space is $13 per sf.
