SAN DIEGO-An entity of Intracorp Developments Ltd. has moved one step closer to turning its proposed Ninth & G mixed-use facility into a reality, having recently secured design review approval from the Centre City Development Corp.’s board of directors.The board has granted design review approval in a vote of five to zero, with one recusal by Victor Vilaplana, according to CCDC officials. The DRA is subject to approval of variance from the Sun Access Criteria height limits, in order to comply with fire department regulations and conditions related to the design of the transformer room enclosure, according to information released by CCDC. The Ninth and G building is being developed by an entity of Canadian-based Intracorp Developments, known as Intracorp Real Estate LLC dba Intracorp San Diego. Fehlman LaBarre is the project architect. Slated to rise on the southwest corner of Ninth Avenue and G Street in Downtown’s East Village, the development’s current design plans call for 68 condominiums; 3,400 sf of retail space; and 85 parking spaces to be housed in an eight-story facility.Groundbreaking for the Ninth and G development is currently scheduled for December 2004, according to the CCDC website. Completion is slated for June 2006. Several months ago, Intracorp San Diego and Fehlman LaBarre received design review approval for another East Village mixed-use project, known as Park Terrace. That development is proposed for the block bounded by 10th and 11th avenues, K Street and Park Boulevard. It will also be comprised of a condo/retail mix, with 211 condominiums and 19,940 sf of retail space slated for the complex. The development will consist of two buildings that will stand eight and 14 stories high, respectively. If all goes as planned, Park Terrace is expected for completion by the summer of 2006.
