SEATTLE-Following through on plans announced in August 2003, Seattle-based Ariel Development has applied with the city Department of Planning and Development for a master use permit to convert part of the former Rainier Brewery into artist live-work units and a fine arts school.Last year, Ariel partners Herzel Hazan and Shimon Mizrahi paid $6 million to acquire the old Rainier Brewery next to Interstate 5, much of which is leased by Tully’s Coffee Co. for its headquarters. The application with the city is to redevelop the 140,000 sf of former manufacturing space not occupied by Tully’s.According to the application, the space at 3100 Airport Way S. would be converted into 52 live-work units, 34,000 sf of rehearsal studio space, an 11,500-sf fine arts school, 120 dormitory units and 65,000 sf of warehouse space. The project cost is estimated at $4 million.Ariel could not be reached for comment Tuesday afternoon. Last year, Misrahi told GlobeSt.com that investors in the project include Michael Goldfarb, former owner of the Carpet Exchange, and his son, Brett Goldfarb. As well, Mizrahi said that Jam Box, which sublets space to bands, has signed an LOI for the rehearsal studio space.
