"The aggressive part of the deal depended on the landlord," Bryan Johnson, a health-care specialist with Trammell Crow Co.'s Phoenix office, tells GlobeSt.com. Located at 13909 Camino Del Sol, the recently built Village Medical Center features two buildings totaling more than 17,000 sf. The single-story garden office buildings were completed in January and should be home to five medical tenants when fully leased.

The company signed two five-year options as part of the deal. Johnson says the tenant was attracted to the vigorous improvement allowance, $60 per sf, offered by the owner.

Occupancy currently stands at 60%. Johnson hopes to finalize two more leases in the near future with a family practice group and a dentist.

The location is the second for SMI Healthscan, which also operates a lab in Peoria. SMI handles an array of radiology services, including MRIs and pet scans.
