Lab Leases 5,000 SF in Sun City West

SUN CITY WEST, AZ-SMI Healthscan signs a 10-year lease worth $1.2 million for 5,000 sf of office space in the Village Medical Center. Building owner concessions, including a $60 per sf tenant improvement allowance, help seal the deal.

SUN CITY WEST, AZ-SMI Healthscan, a radiology laboratory, has signed a 10-year lease with a $1.2-million pay-out for 5,000 sf of office space in the Village Medical Center. The building owner’s willingness for concessions help seal the deal.

“The aggressive part of the deal depended on the landlord,” Bryan Johnson, a health-care specialist with Trammell Crow Co.’s Phoenix office, tells GlobeSt.com. Located at 13909 Camino Del Sol, the recently built Village Medical Center features two buildings totaling more than 17,000 sf. The single-story garden office buildings were completed in January and should be home to five medical tenants when fully leased.

The company signed two five-year options as part of the deal. Johnson says the tenant was attracted to the vigorous improvement allowance, $60 per sf, offered by the owner.
