The building is located in the Westboro Executive Park, off of Route 495 and near the Massachusetts Turnpike. James Boudrot, vice president, Stephen A. James, and Bob Fitzgerald, executive vice president and principals of NAI Hunneman Commercial represented LSI Logic in the transaction while John M. Lasher, partner and James Lipscomb, associate, of Richards Barry Joyce and Partners represented property owner, Advance Realty Corp.

The deal is good news in an office market that--despite vacancy rates that are going down--is still struggling to fill its space. According to Trammell Crow Co.'s most recent statistics, as of last month Westborough's overall availability rate was at 40%, a relatively high number but lower than the availability rate of 44% that was recorded in January. The city had a positive absorption of 66,000 sf so far this year. Lease rates for this deal were not available, but the average asking rent for office space in the area is nearly $19 per sf.
