Brian Murphy and Greg Bracchi, both with Staubach Co. in Dallas, handled the lease. Bracchi tells GlobeSt.com that Mattress Giant, with more than 250 stores in 14 states, is opening stores in "fill in"markets where the retailer is underrepresented or relocating an existing store to higher caliber retail space. In North Houston, it's a case of not having enough locations, he says.

The freestanding building is backs up to a Lowe's Home Improvement Warehouse at 20201 North Interstate 45 between Cyrpresswood Drive and Louetta Road. Bracchi says the site was particularly appealing because it is a highly visible location. Owned by a SDI of Houston, the building sits in a submarket with class A rents ranging from $20 per sf to $24 per sf.
