Lease rates for this deal were not available, but the average office rent in the area is $22 per sf. Chelmsford's overall availability rate indicates an office market where vacancies are still increasing. According to Trammell Crow Co.'s most recent statistics, the area had a rate of nearly 27% in January and 31% as of April.
