The building is located in Nagog Park, a high-tech office park in the Route 495 North submarket near Routes 495 and 2. Wilson notes that expanding Ciena's presence at Nagog had the most short-, medium- and long-term benefits for the company. "It enables Ciena to realize all the cost benefits of the current real estate market without having to move locations," he says.

Lease rates for this deal were not available, but the average asking rent for office space in the area is about $15 per sf. The area continues to struggle with high vacancies, largely due to its dependence on the high tech industry. According to Trammell Crow Co.'s most recent statistics, Acton has an overall availability rate of 48%.
