The 207,000-sf building is tucked inside the 610 Loop in the River Oaks neighborhood, near the Galleria shopping center yet removed from the busy streets. Steve Rocher with the Houston office of Grubb & Ellis Co. tells GlobeSt.com that the renewals were penned by longtime tenants in the building. He and Kristen Rabel, also with Grubb & Ellis' Houston office, represent building owner, BMS Management of Houston.

Law firm Reich & Binstock signed a five-year deal for 8,598 sf. Steve Jenkens with the Vanguard Group represented Reich & Binstock.

Attorney Dana G. Kirk also committed to five years for a 6,218-sf office. She was represented by Michael Gary with Asset Plus in Houston. And, a two-year direct lease was finalized for Robert Brock Interests, which occupies 1,838 sf.

Rocher says the class A building's occupancy stands at 92%. The quoted rent is $19 per sf. At the 2003 close, Whitney Bank took over Chase Bank space and naming rights. Rocher says the bank's presence has helped to keep tenants in place.
