BRIGHTON, MA-Newman Communications is leasing 10,963 sf of first-class office space in Brighton Landing at 20 Guest St. The public relations firm is relocating from 214 Lincoln St. where it was leasing 6,000 sf.Meredith & Grew, Inc.’s John E. Butterworth, vice president, and Elias T. Demakes represented Newman Communications in the transaction while CB Richard Ellis’s Mark Winters represented the property owner, BV Development.The 410,000-sf, two-building complex houses the New Balance world headquarters on five floors as well as IMGTWIinteractive, Amicas, Inc., Patientkeeper, Inc., Entercom Boston LLC, Vantage Partners, Novations/J. Howard & Associates, Major League Lacrosse/Boston Cannons and the WGBH Educational Forum. In addition the building is home to Newbury Comics’ corporate headquarters and distribution center, a Bally Fitness center and the Landing Café. Lease rates for this deal were not available but the average asking rent for office space in the area is about $16 per sf. The area has an overall availability rate of about 15%, according to Trammell Crow Co.’s most recent statistics, with most of its vacancies driven by excess sublease space. The vacancy rate for direct space only is nearly 4%.
