The law firm signed a long-term lease for 24,301 sf at 1 Houston Center at 1221 McKinney St., shaving about 3,000 sf from its longtime location in 2 Houston Center at 909 Fannin St., Jason Presley with Houston's CBRE/Trione & Gordon tells GlobeSt.com. The firm's lease was set to expire in October.

Presley says the attorneys will move in the summer. The firm eyed several options in the market, but settled on 1 Houston Center because the class A space was the best layout for the operation. The office build-out in the 1.1-million-sf building has begun. The 46-story building's quoted rate is $21.50 per sf.

The tenant's terms were packaged by Presley, Gerry Trione and Steve Hesse, also with CBRE/Trione & Gordon. The Fort Worth-based building owner, Crescent Real Estate Equities Co., used in-house broker Debbie Wilson for the talks.
