NF Smith & Associates LP, a high-tech consulting firm, took 6,210 sf in a relocation from space that it owned in town. The consultant inked a short-term lease at 16300 Katy Freeway, a 59,913-sf building with a 68% occupancy, Doug Little with Houston-based PM Realty Group tells GlobeSt.com. Clay Peeples with the locally based Boyd Commercial represented the tenant while Little handled talks for the building owner, Koll Bren Schreiber Realty Advisors of Newport Beach, CA.
Making a long-term commitment to Two Park Ten Place, Employers One Source Group Inc., which jumped buildings in the Park Ten complex, moved into a 4,583-sf office in an early-out by a few months from a pact for a 1,000-sf office at 16365 Park Ten Place, Little says. The human resources services' provider was looking to expand and simply found the right fit in the same complex, according to Tere Battista with Employers One Source. Bill Cole of Cole Realty in Houston represented the HR firm.
Little says the pair is backfilling space vacated about two years ago by ERM, a one-time tenant who occupied practically the entire building. He says the backfill campaign has leased up the top floor and the focus is now on the first two floors. The high-tech firm took second-floor space and Employers set up shop on the ground floor. The class B building is getting $15.50 per sf.
