BETHESDA, MD-The library business information entity of LexisNexis has signed on for 49,000 sf of space at the 320,000-sf office structure known as the Clark Building; so named for one of its tenants, Clark Construction Group. With this lease, which allows for LexisNexis’ relocation, the class A property now boasts a 99% occupancy level. Financial terms of the tenant’s lease agreement with building owner Clark Office Building LP have not been disclosed; however, leasing rates at the property are in the mid- to low-$30 range. CB Richard Ellis represented the tenant in the transaction, while CarrAmerica represented the owner.Located at 7500 Old Georgetown Rd., the 20-year-old Clark Building offers a wealth of amenities for its new tenant, which will occupy two-and-one-half floors formerly leased to National Energy Group affiliate PG&E. “The Enterprise and Library business unit of LexisNexis was looking to upgrade its space by taking advantage of an existing build-out left behind by a prior tenant without incurring tremendous out-of-pocket costs,” CBRE senior vice president John Kerr says. “The state-of-the art conference facilities on site as well as other amenities including a full-size gym, direct access to metro and the ability to have prominent building signage all were appealing qualities of this trophy building.”
