Yusen Associates Inks 31,000-SF Deal

WOBURN, MA-Yusen Associates leases 31,107 sf of office and industrial space at 44 Sixth Rd., a 100,000-sf multi-tenant facility located near Routes 93 and 128. The company, which provides sales and marketing for the electrical industry, is relocating from 16 Everberg Rd.

WOBURN, MA-Yusen Associates leased 31,107 sf of office and industrial space at 44Sixth Rd. Micah Stubblebine of the Stubblebine Co. represented Yusen Associates while David Gilkie and Tyler Ewing of the Nordlom Co. represented property owner, Woburn Group LLC. The 100,000-sf multi-tenant facility is located near Routes 93 and 128.Yusen, which provides sales and marketing for the electrical industry, is relocating from 16 Everberg Rd. Lease rates for this deal were not available but the average asking rent for industrial space in the area is about $11 per sf. According to the most recent statistics by Spaulding & Slye Colliers, the area’s industrial market has an overall availability rate of nearly 8%, a figure that is well below Greater Boston’s rate of 22% for its industrial market. In fact, the Central Route 128 area is enjoying the lowest availability rate in suburban Boston. Northwest of the city, availability rates in the industrial market shoot up to nearly 55% while out in the Route 495/North and South rates are respectively 15% and 29%.
