CARLSBAD, CA-In recent weeks, Carltas Co. has parted with the last two assets that comprise the North Pointe West Business Park industrial complex – a 21,148-sf building that stands at 6195 El Camino Real and a 20,058-sf facility located at 6185 El Camino Real – in two separate deals valued at a total of $4.3 million.In the larger of the two transactions, the nut roasting company The Nut Hut has shelled out $2.4 million for the 6195 El Camino Real facility, with plans to relocate here from San Marcos. The Nut Hut was represented by Ken Dubs of Dubs & Co., while Ron King and Chuck McNary of Coldwell Banker Commercial – North County Properties acted on behalf of Carltas Co.Separately, vitamin supplement company Natures World has picked up the 6185 El Camino Real building and also intends to move its current San Marcos operations to the new space. In this transaction, King, McNary and Coldwell Banker colleague Joe Crotty spoke on behalf of Carltas Co. Alex Kybal of Realty Executives represented Natures World.Now that the last two facilities in the North Pointe West Business Park have been sold by Carltas Co, the entire 146,915-sf industrial property is under new ownership. All eight buildings located in the Carlsbad complex have traded hands in a series of small, separate transactions involving more than half a dozen buyers over the past two years. The deals, including the two most recent transactions, are worth a combined $12.4 million.Prior sales at the North Pointe West property include Kamay Beauty’s $2-million purchase of the 6211 El Camino Real facility, which serves as a 20,907-sf corporate headquarters for the beauty supply products firm; Electric Regulator’s $1.8-million acquisition of the 18,384-sf building at 6189 El Camino Real that now houses its manufacturing company; and Component Concepts’ $1.4-million procurement of the 6179 El Camino Real facility, which encompasses 13,412-sf, for its computer business. Developed by Carltas Co. in two stages, the North Pointe West industrial complex was built by general contractor Lasardi Construction and designed by Smith Consulting Architects. Its buildings, which are situated around a parking area and lunch patios, have been designed for use as office, R&D manufacturing or warehouse space.
