The Gulf Freeway-Pasadena-La Porte submarket, with 1.5 million sf and an 85% occupancy, has no blocks of contiguous office space larger than 25,000 sf, Coy Davidson with Colliers' Houston office tells GlobeSt.com. He says Wile Interests of Houston is planning to break ground this quarter on a $2 million-plus, 25,000-sf building at 6021 Fairmont Parkway while word on the street is another developer is planning a 51,000-sf project at nearby 12650 Featherwood Dr.
Davidson predicts the extension of Space Center Boulevard to Fairmont Parkway will only add to demand for the Gulf Freeway submarket, which averages $12.20 per sf for office space. The freeway project will provide a direct link to NASA's Johnson Space Center and Clear Lake proper.
Davidson says Clear Lake's gain of two power centers has sparked demand for office space for banks, medical-related uses and title companies, several of which are coming from inside the Houston city limits. Some noteworthy deals this quarter were Baytek International's 10,979-sf lease at 3700 Bay Area Blvd. in a relocation from Corpus Christi and Watershed Treatment Center's 10,000-sf expansion to an 8,400-sf office in 20 Professional Park.
The Clear Lake submarket, with 5.6 million sf of inventory, experienced positive absorption of 5,726 sf in the first quarter. The average occupancy is 86%. More than half of the vacancy lies in class C properties, which account for 1.5 million sf in the submarket. Clear Lake's rent average is $16.52 per sf, according to Colliers.
