The Quincy, MA-based Grossman Cos. owns four other buildings on the highway including 230 McClellan, home to Yusen Air & Sea; 290 McClellan, home to BAX Global; 310 McClellan, home to Geo Logistics as well as 370 McClellan. According to Richard McKinnon, director of brokerage services for Grossman, each of the buildings is comprised of air freight warehouse space.

McKinnon notes that demand is very high for that type of space, but zoning issues wouldn't allow the company to construct a similar type of building at 150 McClellan. The vacancy rate for South Boston's industrial market is currently about 10%; however, McKinnon notes that buildings on this highway occupy a "niche" market of warehouse space with immediate access to Logan International Airport. He says that the company's four buildings are all fully occupied.

McKinnon emphasizes that the small storage facility was more appealing to local residents and will have a "low impact" on its surrounding area. He adds that the facility will cater to residents as well as small businesses in the area.
