"They were looking to improve their quality of life for their employees and stay within the airport submarket. They felt that by relocating here and keeping same zip code and area code, they could achieve that," Mark Krison, a senior vice president at CB Richard Ellis Inc. in Phoenix, tells GlobeSt.com.
In June, Adtron will relocate 50 employees from 3710 E. University Dr. to Building 5 in the 12-building Allred Cotton Center at 4415 E. Cotton Center Blvd., Krison says, adding future expansion plans already are in the works. The lease includes a five-year option.
The Cotton Center space has an average monthly rent ranging from 95 cents to $1 per sf. The company joins Bax Global, Aether Systems, Siemens Technologies, Caremark and Progressive Insurance. Krison characterizes the park as the "highest-end business park in town," with about 200,000 sf to be developed before the 65-acre, one-million-sf development is built out. The Cotton Center was designed by the Balmer Architectural Group Inc. of Phoenix and the product raised by the locally based general contractor, Hardison/Downey Construction Inc. Krison, Bob Crum and David Carder, all with CBRE, represent the owner of record, Quads 345 LLC of San Diego. Jack Stone of JMS Commercial Real Estate Services in Scottsdale represented Adtron at the bargaining table.
