C&W will be responsible for finding tenants for the more than 11,000-sf retail portion of the Greenwich Village project. The space includes 6,796 sf of boutique and 4,428 sf of restaurant space. The boutique retail spaces--located at 600 Washington St.--can be divided into a maximum of five 1,300-sf spaces. The restaurant space is located on the corner of Leroy and West streets.

According to Gene Spiegelman, senior director of retail services at C&W, the developer chose to tenant the building first before leasing up the retail portion. He is eyeing the end of the year--or the first quarter of 2005 at the latest--to have all the retail spaced signed off on. Asking rents are $50 per sf; however, the deal-making rents will vary on the type of tenants, Spiegelman adds.

"The retail shops at Morton Square will offer the discriminating retailer an exclusive opportunity to capture the affluent and growing West Village customer base," Spiegelman states.
