Park owner McDonald Development Co. didn't disclose the value of the 15-year lease. But area industrial brokers familiar with the submarket and the product tell GlobeSt.com the build-to-suit structure will probably be leased for about an average $4.50 per sf or a total $15 million over the life of the lease. The center will bring 150 new jobs to Clayton County as BrandsMart rolls out the first of several retail locations in the metro area.

"BrandsMart's long-term lease continues to validate SouthPark's appeal as an excellent distribution location for bulk users," says McDonald senior vice president Lathan Allen who negotiated the lease for his company. "We can accommodate another two million sf of build-to-suit or speculative development at SouthPark and expect companies to continue targeting our location as the overall economy continues to improve."

Locally based McDonald has leased 529,400 sf at SouthPark in the past four months. Other park tenants are HH Gregg, Whirlpool and Federal Express. McDonald has developed 7.3 million sf since 1993 and has 1.4 million sf under construction.

Among the company's Atlanta projects are Horizon Ridge, Peachtree North, SouthChase, Southmeadow, SouthPark, WestLake, Windward Chase and Windward Ridge. McDonald is also developing CrownPointe in Orlando and Georgia Commerce Center near the Savannah, GA port.
