UTC and the new project are saddled between East-West Highway and Adelphia Road, just off I-495. The project is a unique endeavor that will feature a 16-story residence to house 900 students of the University of Maryland, as well as students from other nearby universities. The housing segment will sit atop a parking facility with room to accommodate as many as 1,150 vehicles.

What makes the privately owned off-campus residential property unusual is the fact that it will consist of leasable flexible living units in the form of single- or multiple-bedrooms with private baths, all within suites with shared living, kitchen and dining areas. The building itself will feature such additional amenities as a lap pool, exercise facility, clubroom and a library with computer lab. "We are aware of the need for upscale housing for upperclassmen, graduate students, and visiting scholars," UTC's Samuel Sislen tells GlobeSt.com. The building and parking facility will be surrounded by the other retail and office options that comprise UTC, which has the added convenience of being located just across the street from a Metro station and minutes from the Capital Beltway, the Baltimore-Washington Parkway, and an Amtrak station. "Anyone who comes here may never have to leave," Sislen adds. "It has everything." And there will be more of everything in the future.

Soon, developers plan to add a 16-screen movie theater and 250,000 sf of retail space. The compound is approved for development of one million sf of additional office space, 370,000 sf of retail and 2,600 residential units. Whiting-Turner's work on the new student housing property is expected to wrap up in July of 2006, while the parking lot is on target for completion in the spring of next year.
