The Fort Lauderdale, FL-based Laminate Store took the balance of the 140,000-sf Building III while Global DocuGraphix Inc. tapped 28,637 sf in the 79,943-sf Building I. The distribution component--three buildings with 273,110 sf--share an address at 10633 W. Little York Rd.
Steve Jaggard, president of the Houston division for Vantage Cos., tells GlobeSt.com that the Texas newcomer inked a five-year lease and Global DocuGraphix signed for nine years. Both tenants will get keys in July.
Jaggard says the Laminate Store is building out a 3,000-sf showroom that will be open to the public on weekends. The balance of the industrial space, on the market at 32 cents per sf, will be used to store floor coverings. Billy Gold with the local office of CB Richard Ellis Inc. represented the Laminate Store, which also has locations in Atlanta, Jacksonville, Orlando, Tampa and West Palm Beach, FL.
Global DocuGraphix's space came with a higher office finish so it was marketed at 50 cents per sf. The space will be used for commercial printing and distribution of office supplies and equipment. Ron Roberson with Caldwell Watson Real Estate Group in Houston handled the tenant's side of the talks.
Jaggard says it's been a tough two years for the industrial market, but he's whittled the distribution vacancy to 20,000 sf or 7% and is zeroing in on a close-out. With the 91,699-sf flex component filled, the 28-acre park overall has climbed above the 95% mark. Jaggard credits the location at the southeast corner of Sam Houston Tollway and West Little York Road as the primary dealmaker for most tenants.
