NORTH MIAMI, FL-The North Miami City Council has unanimously approved the site plans for the first phase of Biscayne Landing, the $1-billion-plus planned multifamily residential project slated to rise in the city.The 190-acre waterfront urban village will feature approximately 5,000 condominiums, an upscale hotel, a town center, an Olympic training center and a charter high school–a development that is estimated to take 10 years to complete. The town center will have restaurants, shops and services.The city council’s approval gives Swerdlow Boca Developers the green light to move forward with phase one of the master-planned village. The project is expected to have a strong economic impact on the city, according to Sidney Atzmon, president of Biscayne Landing. The first phase, dubbed Royal Oaks, is designed to be a neighborhood featuring 600 to 700 units in a 23-story high rise and a 25-story high rise, both including amenities and covered parking. This residential component will have two- and three-bedroom units with ocean and bay views. Pre-construction prices for this phase start at $350,000.Swerdlow Boca Developers, a joint venture between Deerfield Beach, FL-based Boca Developers and Coconut Grove, FL-based Swerdlow Group, is developing Biscayne Landing Boca Developers specializes in luxury high-rise condo development, while Swerdlow specializes in commercial real estate development. Atzmon, Michael Swerdlow, a principal in Swerdlow Real Estate Group, and Randy Foltz, its senior project manager, represented Swerdlow Boca Developers at the city council meeting.Biscayne Landing will be located by Biscayne Bay, near Oleta State Park and Florida International University, at 151st Street and Biscayne Boulevard. International Sales Group is the project’s exclusive sales and marketing organization. Boca Developers, formed in the late 1990s and led by principal Brian Street and Jim Cohen, has a $900-million portfolio. The company’s luxury South Florida developments have included Hamptons South and the Peninsula in Aventura; and Mizner Grand, Orchid Beach and Townsend Place in Boca Raton.Swerdlow Group’s properties have included Lightspeed at Beacon Tradeport, Las Olas Riverfront and Oakwood Plaza. In addition, the company developed, leased and sold the 1.4-million-sf Dolphin Mall in Miami.
