Mark Mulvey, vice president and Michael Dalton, senior vice president of Trammell Crow Co. represented MKTG Services in the transaction, while Leslie Lanne, assistant vice president, Curt Oberg, senior vice president and Flory McCarthy, assistant vice president of Spaulding & Slye represented the property owner, Berwind Property Group. Lease rates for this deal were not available but the average asking rent for office space in the area is about $15 per sf.
The two-story, 105,897 sf office building is located 15 minutes from Boston and 10 minutes from New Hampshire at the Route 93 and 125 interchange. The Route 495 North market continues to struggle to fill its space. According to the most recent statistics by Spaulding & Slye Colliers, the area had an overall availability rate of 34% with a positive absorption in the first quarter of the year of just 3,900 sf.
