The two developers earlier built Grant Park, a $100-million residential development Downtown. They have a third in the works as well.

The Carlyle, which had previously been named Bridge Place, is just two blocks south of the Mississippi River--on the southwest corner of 3rd Avenue South and 1st Street. The developers plan to demolish a HUD low-rise building on the site and build new from there.

The Carlyle is slated to have 283 units priced between $250,000 and more than $1 million. Layouts offer an average size of 1,600 sf, ranging from 900 sf to more than 3,800 sf. The developers plan to break ground when half of the condos are sold.

The project was given a conditional use permit by the Minneapolis Planning Commission last August, and the Minneapolis Historic Preservation Commission approved the design in October.
