"It was the perfect size. We got them in within a month and a half," Tom Atkinson, an adviser with Grubb & Ellis/BRE Commercial in Phoenix, tells GlobeSt.com. The firm's new address is 4425 W. Olive Ave., a 30-year-old, 202,000-sf office building.

Charlotte, NC-based Steritech took ground-floor space that extends beyond the tower footprint, says Atkinson. The space was vacant about a year. "We had an existing tenant who we thought was going to expand, but that never went through," he adds.

Phoenix-based owner Carter Cos. markets the building, now 85% leased, to mainly white-collar office users with a mix of local and national credit. The building underwent a rehabilitation in 1999. Atkinson and Gordon Raguse of Grubb & Ellis/BRE Commercial represented the owner while the tenant had Scott Hall of Wolf Realty negotiating its terms.
