The Mullins Co. purchased the property from Klass Realty for $1.4 million. The property once served as a dairy farm until it was sold to the Wright family, who built the Wright Bros. Sports Center at 231 Union St. on a portion of their land. The family eventually sold the property to Family Golf, which went bankrupt in 1999. Klass Realty acquired the land from Family Golf and recently sold it to the Mullins.

A year ago, Town Meeting rejected the Braintree, MA-based developer's proposal which at the time involved 379,000 sf. The estimated $40-million plan included a 36,000-sf retail village that would be on Union Street, a commercial corridor, and a residential village about 1,000 feet behind that with 343 condominiums. A few months later, Mullins returned with a new plan that slashed the number of condominiums to 28 and was primarily four to six retail outlets and five to six small businesses. Mullins Co. officials then worked closely with town residents and officials to develop a new plan for the project.

The revamped project involves a retail village in a town center concept along Union Street and a residential village located in the center of the site. The village will feature 30,000 to 75,000 sf of retail and office space. The residential village is comprised of 211 one- and two-bedroom condos with a mixture of market-rate units, affordable units and senior units.

The plans also include the preservation of 54 acres of open space with 7.5 acres of land donated to the town for recreational fields on which the Mullins has agreed to build a new soccer field. Construction of Old English Square could begin in spring 2005, with occupancy slated for the following spring.
