Trey Halberdier with the Houston office of Cresa Partners tells GlobeSt.com that talks produced a below-market deal with a large allowance for tenant improvements to the class A space. He and Kevin Hodges, also with Cresa, represented AmREIT, which was in the market several months reviewing options in the Greenway Plaza submarket.

AmREIT last week moved from the eighth floor of the 15-story, 255,305-sf building, owned by Crescent Real Estate Equities Ltd. of Fort Worth. The 4.3-million-sf Greenway Plaza is 86% leased, with the quoted rent standing at $19 per sf. Warren Savery was Crescent's in-house representative for the talks.
