PLEASANTON, CA-Zantaz Inc. recently added 11,281 sf of flex-office space to its 29,000-sf leasehold at Hacienda Business Park. The growing software company leased the additional space for 31.5 months, which matches the remaining term on its existing leasehold.The space is in two different buildings in the park. The short-term expansion lease is to cover immediate needs. Ultimately, the company is looking to house its operations in a single location.The building Zantaz is expanding into is managed by ING Clarion Partners and owned by the State of Oregon. Brian Lagomarsino and Gabe Arechaederra with Colliers represented the building owner. Kevin Mechelke with Cushman & Wakefield represented Zantaz, Inc.Neither side of the transaction would be specific about the negotiated lease rate. Other brokers familiar with the area tell GlobeSt.com that significant sublease availabilities have driven direct deal rates down into the range of $1.75 per sf per month from a high of $2.25 four years ago.
